Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Orange County Owner’s Guide
If you have a Famco chimney cap or crown assembly that’s cracked, rusted through, or letting water into your flue, we can match the replacement to your existing model and install it, typically within one visit. Most Famco crown repair jobs in Orange County run between $380 and $780 installed, depending on the crown size, the condition of the chase top beneath it, and whether we’re also replacing the cap or screen. The way most homeowners discover the problem is a water stain on the ceiling near the fireplace, or worse, a drip heard inside the firebox during one of our rare winter downpours.
Danny Cortes has seen enough Famco crowns across Orange County to know the failure pattern before he even sets the ladder. The galvanized steel holds up fine for years, then one coastal-adjacent season or a stretch of Santa Ana wind does the rest. Know what’s in your flue before you light the first fire of the season.
Which Famco Models This Applies To
Famco makes crown and cap assemblies in a few distinct lines, and the compatibility picture matters more than most homeowners expect. The most common units we repair in Orange County are the Famco SC (single-flue) and MC (multi-flue) series, along with the newer stainless crown kits that fit 8-inch, 10-inch, and 13-inch round flues. We also work on the Famco top-mount caps with integral spark arrestors, which tend to be paired with these crowns on hillside and canyon homes where ember control is a bigger concern.
The critical measurement is the outside diameter of your flue tile, not the inside opening. A 13-inch by 13-inch flue tile doesn’t take a 13-inch crown. You need the outside measurement, and on older Orange County homes with uneven mortar crowns, that number can vary by a quarter inch from one side to the other. That’s why we measure on site before ordering or pulling a part off the truck. Famco crowns and caps are size-specific toleranced to the flue. If the prior crown was installed without accounting for that, it’s usually why water is getting around the base now.
Kindling Chimney Orange County is an independent service provider and not affiliated with Famco. We stock Famco-compatible crowns and also carry professional-grade alternatives from DuraFlex, HeatShield, and Gelco when an OEM match isn’t the right fit for the chimney’s actual condition. Some Famco crowns can be replaced with a direct-match aftermarket unit at a lower price with the same material spec. If your chase top has rust or rot, we’ll tell you that too, because a new crown on a failing chase top is money spent twice.
Styles & brands we work with

Signs Your Famco Crown Repair Is Failing
- Water staining on the ceiling or wall near the chimney chase. This is the classic tell. The crown is the first line of defense against rain entering the chase, and once water is inside, it follows the framing down. In Orange County homes with attic access, we often find the staining directly under the chase before it reaches living space.
- Rust streaks running down the chimney exterior or the cap itself. Galvanized steel eventually sacrifices its zinc layer. Once you see rust, the crown is no longer shedding water the way it should, and the corrosion accelerates in our marine-layer humidity, especially in Huntington Beach, Newport, and San Clemente.
- Dampness or a musty smell inside the firebox after rain. Water entering through a failed crown often pools in the smoke shelf or runs down the flue walls. If you’re noticing that smell in the summer when the fireplace hasn’t been used in months, the crown or the cap is usually the entry point.
- Debris inside the fireplace. A crown that’s warped or cracked will let in more than water. Leaves, twigs, and fine grit work their way through gaps. If you’re finding bits of the outside world in the firebox, the crown assembly has lost its seal.
- Visible cracking, lifting, or daylight gaps at the crown base. On single-story homes or from a safe vantage point, you can sometimes see the crown separating from the chase or flue. When the caulk or mortar joint fails, wind-driven rain from a winter storm gets pushed sideways into the gap. This is common on older Tustin and Santa Ana homes with original chase construction.

AfterReplacement Cost & What’s Included
In Orange County, a standard Famco crown replacement with a new cap and screen runs from $380 to $780 installed. The labor is the bigger variable. A straightforward swap on a single-story home with easy ladder access sits at the low end. A two-story chase in Irvine or Mission Viejo with an uneven mortar crown that needs grinding before the new crown can seat properly lands at the high end.
The price we quote is the price you pay. Before any work starts, you get a written number that includes the part, the labor, the fasteners, the sealing work at the crown base, and the clean-up. There’s no “while we’re here” upsell. If we find the chase top itself is rusted or the flue tile is cracked, we’ll show you a camera photo before recommending anything else. Our parts come from Famco and professional-grade suppliers, and the install is covered under our 365-Day Done Right Promise. If something about the crown repair isn’t right, we make it right.
DIY or Call Us?
You can check a few things from the ground: visible rust, an obvious gap between the crown and the flue, or a cap that’s tilted. What you shouldn’t do is climb onto a roof in Orange County without proper fall protection and a spotter, especially on a tile roof after dew or morning marine layer. Tile roofs are unforgiving, and a broken hip or a cracked tile is a worse outcome than the water problem you started with.
Where DIY goes wrong with crowns is the sealing step. The crown has to sit level on a clean surface with the right high-temperature sealant, and the cap has to be secured so it doesn’t lift in Santa Ana winds. We’ve replaced more than one DIY crown that looked fine from the ground and was letting water in at week six. If you’re unsure whether your Famco crown needs replacing or just resealing, call Danny’s crew at (831) 217-7981. We’ll tell you honestly if it can wait.
FAQs
A properly installed Famco crown typically lasts 12 to 18 years in Orange County, though homes within a few miles of the coast often see shorter life due to salt air and marine-layer corrosion. The cap screen usually fails first, and once the screen rusts through, embers and debris can wedge into the crown and accelerate wear. If your crown is nearing that age and you’re seeing rust or water staining, it’s time for an inspection rather than a guess. Call (831) 217-7981 and we’ll give you a straight answer and a written price if replacement is needed.
Small gaps at the crown base can sometimes be resealed, but once the steel itself has rusted through or warped, patching buys you a season at most, and a failed patch means water gets in during the next rain. We’ll only recommend replacement when resealing won’t hold, and we’ll show you exactly what we’re looking at before any work is approved.
Most Famco crown replacements take between one and two hours from ladder up to clean-up done, assuming the chase top underneath is sound. If we need to grind down an uneven mortar crown or address rust on the chase, plan for an extra hour. We’ll give you a time window before we start and stick to it.
We carry the most common Famco crown sizes on the truck, including single-flue and multi-flue configurations for 8, 10, and 13-inch flue tiles. If your home needs a less common size, we order it and typically install within three to five days. Either way, you’ll know the exact part and price before we start the work.
If your Famco crown is showing rust, leaking, or just hasn’t been checked in years, call (831) 217-7981 for a free estimate. We’ll measure, inspect, and give you a written price before any work begins, and the crew will leave your home cleaner than they found it, with a photo of the clean-up before they go.
